Jim Dutton
Broker, Builder, Private Pilot
1970’s:
Jim began his construction career working with his father’s masonry contracting firm while still in school in 1972 in Milwaukee, WI. The masonry business moved from Wisconsin to Atlanta, GA in 1977. “J.P. Dutton Masonry” built numerous churches, schools, gymnasiums, restaurants and private homes around the South Metro Atlanta area.
1980’s:
In 1984, Jim obtained his Georgia real estate license and worked part time as a licensed Realtor while working full time for Eastern Airlines. By the time Eastern Airlines dissolved in the late 1980’s, Jim was a full-time, top producing agent with Re/max. In 1989, Jim was working as an on-site new home real estate broker, when he first took on the dual role as on-site builder for “The Housing Group”
1990’s:
During the 1990’s, Jim worked in various partnerships with The Housing Group, building communities in Peachtree City and Fayetteville, GA. Then opening his own firm in 1997. “Jim Dutton Homes” won two “Best in Atlanta” Professionalism Awards given by the Atlanta Journal Constitution and the Greater Atlanta Homebuilders Association in 1997 and 1998.
2000’s:
In 2002, Jim partnered with The Housing Group a contract builder to build new homes in East Atlanta Village, Browns Mill, and Hampton GA. In 2007, the new home construction business came to sudden halt… As the real estate and construction industry collapsed. In 2008, Jim returned to the real estate sales business. The market in Atlanta was flooded with foreclosed houses and real estate prices had plummeted. This situation drew investors from all over the world to the US, and specifically, the Atlanta market. I was approached by a local investor that had teamed up with some other investors that had decided to purchase a large portfolio of foreclosed, single-family homes to use as long term rental properties. I acted as the investor, real estate broker, property inspector, repair estimator and in some cases, repair contractor. By 2010, we had contracted, closed, repaired and leased over 300 homes in Metro Atlanta.
2010’s:
In 2010 through 2014, we were busy doing real estate, home repairs and remodeling. In 2014, we took on a new partnership with an out of state investor that wanted us to “Manage” their portfolio of 300+ single family homes in Metro Atlanta. Within the first two years, we helped them acquire an additional 200 homes. We managed that portfolio of homes 10 years, becoming a significant player in the Atlanta property management business. In 2016, we (Jim and Patricia) purchased a vacation home in Hayesville, NC. As well as numerous acres of land for potential development in the North Georgia and Western North Carolina Blue Ridge Mountains.
2020’s
In 2024, We began preparing for transitioning for our primary location to be in the Mountain Lakes areas of North Georgia and Western North Carolina. In 2024, Jim also took on a project to obtain a private pilots license for flying a helicopter. In 2025, Jim successfully became a licensed private rotorcraft pilot.
Patricia Dutton
Broker, Property Manager, Partner
1970’s:
Patricia was a “House Parent” for foster children at Christian City in Union City, GA. Patricia and her former husband took full time care of teen aged foster children from 1978 until 1982. Patricia and her husband cared for over 50 teen age foster children during th tenure at Christian City.
1980’s:
In 1983, Patricia obtained her real estate license and wet to work for RE/MAX of Fayette. Patricia was a top producing agent from her very first year in the business. Patricia went on to achieve the “Phoenix Award” which was the top award issued to agents at the time, for 10 consecutive years of reaching the “Top Producing” sales milestone.
1990’s:
In 1990, Patricia opened her own real estate firm along with her partner, Jim Dutton. Patricia continued with her top level “re-sale” marketing success and began adding “New Home” listings to her portfolio. Through the 1990’s, Patricia continued to run her established re-sale real estate business, in addition to taking on the extensive tasks of new home community marketing, staffing, design and on-site sales management.
2000’s:
The decade of the 2000’s was a historically brutal time in the real estate world. Patricia kept her real estate firm active and operational and took that decade to step out into a new venture in the insurance field. Patricia went to work with AFLAC Insurance in 2004. Patricia, in similar fashion to her success in real estate, found quick success in the insurance marketing and servicing field. Patricia made top producing awards and multiple promotions year after year throughout the 10 years she spent with Aflac. Looking back at her decade at Aflac, the opportunity to be a vehicle to deliver significant help to families that were going through a terrible hardship, was always her favorite part of the business.
2010’s:
In 2014, when the unexpected opportunity of jumping headlong into the property management business came along, Patricia along with her husband, Jim, decided they would re-organize their then 25 year old real estate firm, into a firm dedicated primarily to high quality property management services. Patricia, with her years of experience with navigating the world of real estate law, marketing, contracts and leasing was a natural fit for the property management business. Now, with a 35 year old real estate firm, Patricia can not only claim extensive experience with real estate sales, she has written and/or been a party to literally thousands of leases over the past 10 years. You are not likely to find another property manager with more experience or more value.
2020’s:
In 2024, Patricia and Jim have taken steps to make their primary residence in Hayesville, NC on Lake Chatuge. They have scaled their Metro Atlanta property management back significantly, and have decided to work closer to home, with customers that are more appreciative of what we do.
Charlene Williams
Broker, Top Producer
Charlene Williams offers her clients a unique perspective on buying and selling real estate with over 30 years of experience including work as a paralegal and mortgage loan officer. This inside knowledge helps Charlene expertly guide her clients through one of the most important financial decisions of their lives. She truly has a passion for real estate and continues to explore not only the neighborhoods of Atlanta but also the surrounding communities outside of the perimeter, as well as the Lake Chatuge Communities in North Georgia and Western North Carolina.
An excellent negotiator, Charlene prides herself on being all-in on every transaction. She works tirelessly to help her clients achieve their goals, minimizing roadblocks and stress points along the way. While she has a special affinity for helping buyers find "the one," Charlene also loves the thrill of working with homeowners to successfully market and sell their homes.
A native of Pennsylvania, Charlene lived in Texas and Oklahoma before settling in Georgia 30 years ago. Charlene loves to travel and spend time with her family and friends.
